It’s that time of year again. Spring is here, homeowners are planning their outdoor projects, and unfortunately, the predatory contractors are back at it. But apparently, this year is even worse.
Every spring across the GTA market, we see the same pattern. Contractors who undercut the true professionals to win business. They promise low bids, demand large deposits, and ignore permit rules entirely. Do not fall for it.
Here is what you need to know to protect yourself, your property, and your wallet.
Why Does This Happen Every Spring?
The reason this behaviour spikes in spring comes down to cash flow. Many contractors do not work through the winter months. The ones who do are typically in the snow removal business.
This past winter was financially brutal for those in the snow business. Heavy snowfall and an Ontario-wide rock salt shortage drove operating costs through the roof. Many contractors ended the season in a deep financial hole.
When spring arrives, they need cash fast. That desperation leads to low bidding, high deposit demands, and cutting corners on permits and quality.
The “Snowball” Effect
This behaviour rarely ends well. What starts as a cash-flow problem often snowballs into something much worse. By late May and June, the complaints start rolling in:
- Poor workmanship
- Rushed jobs
- Contractors who stop showing up at all
- Projects left incomplete or unsafe
Do not let your project become another cautionary tale.
Know Your Permit Requirements
One of the biggest red flags is a contractor who tells you that you do not need a permit when you actually do. Permits exist for your safety and protection. Ignoring them can lead to fines, failed home inspections, and dangerous structures.
Here is a quick guide for common GTA projects:
| PROJECT TYPE | PERMIT REQUIRED |
|---|---|
| Deck | 95% of the time, YES |
| Pool | YES – pool enclosure permit required |
| Interlocking patio or driveway | NO |
| Fence | NO |
If a contractor tells you otherwise, walk away.
Realistic Deposit Amounts
Be extremely cautious of any contractor asking for a large upfront deposit. In the landscaping and construction industry, a realistic deposit is 5% to 10% of the total project cost. Nothing more.
If a contractor demands 30%, 40%, or even 50% upfront, that is a major warning sign. They are using your money to fix their cash flow problems, not to buy materials for your project.
Industry Standard Warranties
Do not accept less than the industry standard for warranty coverage:
- Landscape construction: 1 year
- Fencing and decking: 2 years
If a contractor offers less than this, or refuses to put the warranty in writing, find someone else.
